RGNL is an architect-led property practice based in Dénia, founded and led by Juan Lacape.

I have spent twenty-five years designing and building houses. I have designed and built in other latitudes. Guatemala, Honduras, Brazil, Saudi Arabia, El Salvador,… at altitude and at the coast, in climates where a building either understands the sun or it fails.

The Mediterranean is one of those climates, and most people who buy here arrive from places where you chase light rather than manage it. A terrace that sounds perfect in a Rotterdam February is unusable in July. South facing is not automatically the prize. Whether a house works usually comes down to orientation, mass and shade, and almost nobody in the process is talking about that.

I have also done what my clients are doing. I moved countries, learned how a place actually builds, which rules matter and which are theatre, and who to trust. I am doing it again here, on purpose, from the same side of the table.On the Costa Blanca Norte, I bring that experience to property before, during and after the purchase: finding it, understanding what it really is, and reshaping it when it is worth doing.
